Public Notice

Patricia Carlson, Tax Collector for the Township of Fredon, County of Sussex, State of New Jersey, will sell liens on the lands listed below at public auction.

  • Date and time: Thursday, October 22, 2026, at 10:00 a.m.
  • Location: Municipal Building, 443 Route 94, Newton, NJ 07860

About the sale

Liens will be sold on each parcel for the amount needed to satisfy the municipal lien, with interest and costs calculated to the date of sale.

The lands are in arrears for the calendar year 2025 unless noted. They are sold in accordance with N.J.S.A. 54:5 et seq. The amounts listed do not include liens for year 2026.

Special conditions

Farmland. Parcels sold may be subject to roll back taxes under the Farmland Assessment Act of 1964. They may also be subject to any omitted or added assessment for improvements as provided in N.J.S.A. 54:4-63.2 and 63.3.

Industrial properties. These may be subject to the following laws:

  • Spill Compensation and Control Act (N.J.S.A. 58:10-23.11 et seq.)
  • Water Pollution Control Act (N.J.S.A. 58:10A-1 et seq.)
  • Industrial Site Recovery Act (N.J.S.A. 13:1K-6 et seq.)

The municipality also cannot issue a Tax Sale Certificate to any prospective purchaser who is, or may be in any way, connected to the prior owner or operator of the site.

How liens are sold

  • Liens are sold to the bidder who accepts the lowest interest rate for redemption, but never more than 18% per annum.
  • Payment must be made before the conclusion of the sale, or the lien will be resold.
  • If there is no purchaser, the parcel will be struck off and sold to the Township for redemption at 18% per annum. The Township then has the same rights and remedies as other purchasers, including the right to bar redemption and foreclose.
  • Accepted payment: cashier’s check, money order, or cash only.

Owner names and military service

  • Names shown are as listed on the 2025 tax record. They do not necessarily mean the listed parties are the present owners.
  • If the owner of a property is on active duty in the military, notify the Tax Collector immediately.
